 ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING
 
                NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the Inc. Village of Brightwaters will hold a public hearing on Wednesday, October 25, 2023 at 7:30pm at Village Hall, 40 Seneca Drive, Brightwaters, New York 11718, to consider the following application for variance relief:
 
Gianna Keshtgar Keogh, 108 Wohseepee Drive, Brightwaters, NY  11718, seeks permission to construct a second story addition and an expanded entry portico in violation of Village Code Section 128-10, which requires a minimum roof pitch of five on twelve (5/12), Applicant is proposing a dormer roof pitch of three point five on twelve (3.5/12); and in violation of Village Code Section 128-22 A(1), which requires a building to be set back from a front property line a distance of 2 feet greater than the average setback of existing buildings within the block in question and on the same side of the street, the average setback on Wohseepee Drive is 27.75 ft. which results in a required setback of 29.75 ft., Applicant is proposing a front yard setback of 26.0 ft. (existing house setback = 29.5 ft.)
 
All applicants or their duly authorized representative are required to be at this hearing at the time specified above.  All interested parties are welcome and will be given an opportunity to be heard.
